Some property buyers, sellers and investors are inquiring as to the possibility of getting involved with others in either a private equity arrangement, joint venture situation or partnership possibility.  If you, as an investor, wish to discuss such a situation please feel free to give me a call and then we can set up a meeting.

 

I have teamed up in the past with other landowners or timber companies to take on specific projects. Usually these investments are property specific, with a short term time horizon but preferably up to 5 years.  On occasion, assembling  2 or 3 buyers on one project allows all the parties to get what they want at a discounted price.  There are various ways to do this type of activity.

 

These deals are specific and can be as simple as two buyers going together and buying 160 acres and each one takes an 80. On developments, a longer time horizon allows a developer or investor to buy a property, get it ready for re-sale and sell it in the market—if that is what the parties want

 

The primary motive is profit but other motives as mentioned in other sections of this website are also usually in play.

 

Some landowners wish to own additional land for the long term and grow their timber resource or they want to show their kids how to grow trees. Timber companies may just want to recover their timber resource and move on. Motives vary by individual and by company.

 

There are laws and rules in each state that will govern some types of investment activity. In any situation such as this it would be recommended that you seek legal and accounting advice .  Compliance with all state and local laws is an absolute must in these situations.
